In the autumn of 2021, West Port were asked to renovate a single-storey Victorian warehouse building in Shoreditch, London. The brief entailed the replacement of the century old crittall windows and rooflight, to create a modern, energy efficient (and watertight) workspace. The unit is part of the Perseverance Works complex. It is locally listed and part of the wider Kingsland conservation area. The task was simple at first; investigating the current condition of the unit and overseeing the replacement of the glazing. However, upon further investigations into the space’s potential, we saw opportunities to add value and create something unique to it. We were acutely aware of the needs of small businesses such as ours and looked to maximise the internal layout of the space. What followed was a series of options for layouts and materials that would be more enticing for creative SMEs. These studies culminated in the design and construction of a new mezzanine space, creating an enclosed meeting room below and a chill space on the mezzanine floor. The mezzanine is a construction consisting of a composite of structural timber and Valchromat, a wood fibreboard material. We explored the limits of the Valchromat product, both as an internal finish but also structurally. New double-glazed heritage windows, doors and rooflight, replaced the worn-out single-glazed timber units. The brief also included a new kitchen, enlarged WC and new lighting. Works started on site in the summer of 2022. New tenants moved into the unit in November 2022.
